Where Industry Meets Innovation

Frederick Commerce Center is an approximately 550-acre master-planned industrial park on Gas House Pike designed to attract high-quality industrial, technology, and logistics employers to the City of Frederick. Developed by Trammell Crow Company, the project represents one of the region’s few large-scale industrial sites capable of accommodating modern facilities that support the Washington–Baltimore economy. Its location near major interstate corridors allows companies to serve one of the largest consumer markets in the United States while bringing jobs, tax base, and long-term economic investment to the City of Frederick.

A data center is the physical location of the cloud. Data centers provide the secure environment required to ingest, process, store, and distribute massive volumes of data for applications ranging from cloud computing and AI training to corporate telecommunications, personal data and photo storage, and streaming services.

Within the Frederick Commerce Center campus is Nexus, two properties owned by Trammell Crow Company that are intended for critical digital infrastructure (CDI) development. Nexus at Frederick Commerce Center is the right location for CDI within the City. Nexus is located within the Frederick Commerce Center industrial park, which already has industrial zoning and is adjacent to other established industrial uses including Frederick Municipal Airport, medical and research labs in Riverside Tech Park, two existing warehouses, a facility that manufactures and sells fertilizer. As part of the initial development of Frederick Commerce Center roads and utility infrastructure were extended to the property, and high voltage transmission lines are already onsite.

Within the Frederick Commerce Center campus is Nexus, two properties owned by Trammell Crow Company that are intended for critical digital infrastructure (CDI) development. Nexus at Frederick Commerce Center is the right location for CDI within the City. Nexus is located within the Frederick Commerce Center industrial park, which already has industrial zoning and is adjacent to other established industrial uses, including Frederick Municipal Airport, medical and research labs in Riverside Tech Park, two existing warehouses, and a facility that manufactures and sells fertilizer. As part of the initial development of Frederick Commerce Center, roads and utility infrastructure were extended to the property, and high-voltage transmission lines are already on-site. In addition to these significant infrastructure improvements, the development of Frederick Commerce Center also included planting of more than 15,000 trees to strengthen buffers between development, nearby residential areas, and natural resources such as the Monocacy River.

A Proactive Approach Supports Strategic Growth

Nexus at Frederick Commerce Center also presents a strategic opportunity for the City to capitalize on the immense demand for CDI. Regional development of CDI, including in neighboring Frederick County, will fuel growth regionally and will provide revenue for services shared between the City and County like schools. However, this won’t provide the City a say in where that revenue goes, nor will it provide the City with a revenue stream to fund City services like roads, EMS, or housing affordability programs. Data centers are called critical digital infrastructure because they are a part of life in the same way roads and utilities are; it’s infrastructure. The best course of action for the City of Frederick is to lead by taking a proactive approach to data centers. The City can allow data centers in a limited portion of the City with less than 0.5% of the City’s land area, while maintaining control over future development. This allows the City and residents to capitalize on the benefits of these types of facilities through economic growth for residents, for businesses, and creation of a revenue stream that can fund other priorities.

With the internet a requirement in today’s world, data centers are really infrastructure in the same way that sewer or electricity are. Data centers serve mission-critical operations, including healthcare, finance, government, and transportation. The best course of action for the City of Frederick is to lead by taking a proactive approach to data centers. The City can allow data centers in a limited portion of the City, which is less than .5% of the City's land area, while maintaining control over future development. This allows the City and residents to capitalize on the benefits of these types of facilities through economic growth for residents, for businesses, and the creation of a revenue stream that can fund other priorities in the City.
